My opinion is that development is going to happen. If it doesn't happen there, then it will elsewhere. What matters is what that development looks like. Does it have any taste? Does it retain greenery? Or is the whole thing plowed over and every inch replaced by cement.
It's not going to remain undeveloped for 50 years. But some good choices for how it's developed will stick around for 50+ years.
Why aren't they using the already constructed locations? You have the answer on your wall. I've noticed the Ron Paul banner. It's low interest rates. The economy is in a development kick. It doesn't matter if there is any real demand. It doesn't matter if the things we actually need get more expensive. We'll put effort into things we don't need because interest rates say this is a great time to build.
